- Create Listing docs, & send for signatures
- Enter Listing w/ executed docs into Broker’s transaction mngt system
- Assure that all docs are broker compliant
- Send copies of list docs & MLS link to the seller(s)
- Enter listings in MLS Including photo descriptions & public/agent remarks
- Order photography, signage & lockbox/supras
- Create Listing flyers & brochures w/ provided templates
- Set up weekly traffic reports for your seller(s)
- Set up showing instructions
CONTRACT TO CLOSE $ 400
- Review contract & addendums for broker compliance
- Arrange & Confirm Option & Earnest monies are receipted
- Provide copies of contract & addendums to clients, title, lender & co-op Agent
- Enter Contract & supporting documentation into Brokers Transaction mngt system
- If on Listing side, update status in MLS
- Introduction to all parties as your Transaction Manager
- As needed follow up with all parties
- Set up appointments for inspections & notify all parties
- Ensure all contract deadlines are met & Required disclosures are collected
- Contact lender on regular basis for updates
- Review title commitments & tax cert. w/ title co. to ensure clear title
- Follow up on completion of repairs & any receipts needed
- Confirm client has obtained insurance binder & wiring information for closing
- Send buyer(s) utility information for transfer of service
- Reminder to bring keys, remotes, mail box key location
- Receive buyer walk thru doc. & send to co-op agent
- Request & send CDA to title
- Confirm funding of file & notify all parties
- Process funding check to your office
- Order sign & Lockbox/supra removal
- Change status in MLS close out file
